Henderson Valley Road – Housing for Older People

Henderson Valley Road – Housing for Older People is located at 21-33 Henderson Valley Road, neighbouring Henderson High School in Henderson in west Auckland

The project entails the construction of four 3-level blocks with 40 Apartments. The design has been developed to meet social housing requirement for older tenants, working with several reference groups and the Henderson-Massey Local Board.

All apartments are wheelchair accessible and the development holds a high Homestar 7 build rating.

Cuesko has been appointed for the full Quantity Surveying service on the project. We have been involved on the project from late design stages and has provided a pre-tender cost estimate, procurement advice, value engineering, tender negotiations and contract administration.

Challenges on the project included:
• Presence of asbestos on site
• Fast track programme, necessitating works during winter months
• Exceptionally inclement weather in the earthworks stages
• Procurement challenges in the current market
