20 Waterloo Quadrant project was the cause of watermain pipes bursting in the penthouse and the resulting insurance claim. 20 Waterloo quadrant project was split into two phases with both being put out for competitive tender. Phase one entailed replacement of sheet metal and membrane roof complete with subframe and structural supports in the form of steel beams and columns to level 17 and 18. This Phase also included the replacement of the external fibre cement cladding and the aluminium windows and doors with new external timber and steel frames. Phase one also included enclosing level 17 with a new glass balustrade onto a new external deck.
Phase two was composed of the lower external areas under level 16. This was made up of installation of a new feature curtain wall system, new decks with the same glass balustrade and replacement of all external precast concrete panel sealants, and many other upgrades to the landscaping, lobbies and the vehicle entrance. This entire project was also made difficult due to the nature of the damage and the tight budget.
Cuesko were engaged by body corporate to provide cost negotiation advice, estimation for insurance work along with cost management and post contract services.
